The Renters’ Rights Bill 2025 introduces major changes to the private rental sector in England, aiming to give tenants more security and improve housing standards. One of the biggest shifts is the end of Section 21 ‘no-fault’ evictions, meaning landlords must now provide a valid reason to end a tenancy. All tenancies will become periodic, removing fixed terms and allowing renters to leave with two months’ notice while giving landlords more flexibility to manage their properties.
Other key reforms include stricter rules on rent increases, a new Property Portal to improve compliance, and stronger enforcement powers for local authorities. Tenants will also have the right to request pets, and landlords must consider these requests reasonably. For property managers and landlords, the Bill means updating tenancy agreements, reviewing notice procedures, and ensuring all documentation and processes align with the new legal standards.
