Due to a more contagious variant of Covid-19, England has been placed into its third lockdown. Therefore those in England must stay at home until at least the middle of February, to slow down the spread of the new variant. This lockdown is much like the first lockdown that happened in March of 2020, whereby Schools, hospitality and leisure facilities as well as non-essential shops are closed. However this lockdown has meant the housing market is still open and still following strict Covid-19 restrictions. This is to make sure that buyers that are due to complete before the end of the stamp duty holiday, still make the saving.
These restrictions mean that initial viewings should be done virtually first when possible, for example on Rightmove, next to the property will have ‘online viewing’ in orange. Those entering a property for sale or rent, should wear an appropriate face covering unless they are exempt. However if you are exempt, please do try to let the agency know of this before the viewing, just so they are aware. Viewings themselves should be booked in by appointment only and no open houses should take place. When entering the property, you will also be asked to use hand sanitiser and to not touch any surfaces if possible. The agent will open all doors for you upon arrival and practise social distancing.
If you are a vendor, please try and make sure you vacate the property with all internal doors opened and ensure that surfaces and door handles are cleaned with an antibacterial cleaner before and after each viewing. When packing to move, it is advised that you do as much within your household/bubble as possible, however removal firms are still operating if you do need help, but social distancing must be followed. Hotels and other public accommodation are still available for people that need that are moving, just be aware this will depend if they are still currently operating.
You may find that more questions will be asked in the registering process to ensure appropriate applicants are applying for viewings, to ensure only viable applicants are booked in.
